Handy-Man Ideas for House Flipping Success
A few simple strategies and products can help you tend to the details on a property you are selling – without spending a lot of money or time. Mirror edges, Tung oil, wall protector circles, and baking soda can all help you revive a house.
Even if you never set foot in the “do-it-yourself†section of your building supply store, if you are house flipping you should have some DIY know-how. Even if you are not very handy, these simple tips can help you make over that distressed property easily and inexpensively:
- Get the spackle for newbies to cover holes in the drywall. Holes in the wall are the easiest thing in the world to fix. There are now lightweight and quick drying spackles that are so simple to apply that a child could do it. They even come in a kit at your local building store so that you have everything you need in one package.
- If door knobs have created holes in wallboards, you don’t have to replace the wall or even fuss with caulking. Building supply stores sell wall protector circle. They simply are glued to the wall so application couldn’t be easier and they even prevent another hole, so you don’t have to face the mortification of putting another hole in the wall at an open house. The protectors can be painted the same color as the wall and they cover holes beautifully.
- If you have any wood in the house that has lost is luster but which you don’t want to paint, try Tung oil. You can buy it at any hardware store. Just apply it to a lint-free cloth and rub it in. If your investment property has attractive dark wood that has faded, brew some very cheap dark tea (five tea bags in a cup and a half of warm water will do it). Dip a clean rag into the tea and squeeze the rag out. Then, apply the rag all over the wood. It really works, reviving the color without harming the woodwork.
- If you want to paint in the kitchen, one problem you might run into is grease stains that prevent you from applying an even coat of color. If you are house flipping, you don’t want to spend hours scrubbing grease – and you don’t have to. Mix some hot water, lemon juice and baking soda and use the solution (along with a soft cloth) to scrub the affected areas.
- If you have attractive mirrors in the house, you may not want to hire a contractor for such a small detail. However, any dark spots or de-slivering in the mirrors does look dingy – and, of course, when house flipping, every detail does count. You can correct de-silvering with mirror edges, available from any home repair store. You simply glue the edges to the mirror, and some kits even provide a nice 3-D effect.

Your Plan for Getting Real Estate Investment Loans From Private Lenders
If you have loans from private lenders for your real estate business, there are 3 best practices to follow. The first is to get the lender to send the check to your lawyer (not you) to create a paper trail. The second is to combine funding from two or more private lenders for your deals. The third is to start paying interest at closing and to line up your lenders for another loan right after your sale.
How do you handle real estate investment loans once you have the cash in hand? If you are dealing with private lenders, the rules are slightly different. There are a few guidelines that seasoned investors swear by:
1) Create a paper trail – the bigger, the better. To protect both your lender and yourself, the checks for your real estate investment loans should go to your attorney and not straight into your bank account. Ideally, when you get your loan from your private lender, glance over your disclosure agreement with your private lender. Once you and your lender agree about all the terms and conditions and once you have both verified that the disclosure agreement is completely accurate and complete, have the lender pass the check for the loan to your attorney. When you close on a property, your attorney will have the cash for the transaction. This system ensures that there are no sudden surprises in the agreement – it does happen – and it ensures that the cash is safe and sound until the closing.
2) Consider mixing your financing. In some cases, investors have to get money from more than one or two private lenders in order to have enough cash for a deal. If this is your situation, you need to combine your sources of funding before you make a deal. You can do this in one of two ways. The first option is a good choice if you are getting financing from two private lenders: offer first mortgage to one lender and second mortgage to the second. In order for this to work, the second lender has to agree to have second mortgage and therefore face higher risk. Your second option is to form an LLC or S-Corporation in order to combine funds from private lenders. This is your best option if you need money from more than two private lenders for a deal. You will need an attorney for this one, since laws about business entities vary from state to state.
3) Start paying back your real estate investment loans in a way that makes your private lenders very happy. This generally means that you start paying interest from the time of closing. This does mean that you need to get moving so that your property starts making money. However, starting to make payments on interest quickly keeps your lenders happy, which means that you do not have to start at square one and seek new private lenders every time you make a deal. Once you sell your property, pay the interest and principal and ask the lender about working with you again. If you have been professional and prompt with payment, the answer will be “yes†so that you will have the money in hand for your next deal.

Why Private Lenders Can Help You Land More Investment Properties
Even if you have great credit, today’s lenders are just more anxious about mortgages, and that can mean delays that can cost you a great bargain. There are many advantages to doing business with private lenders, and these advantages can help you invest smarter.
With the recent concerns many traditional lenders have over the sub-prime mortgage scare, some investors are having more trouble getting fast and simple loans. Even if you have excellent credit, endless checks and delays at the local bank or traditional lender can mean that you lose out on great deals on investment properties while your lender pushes papers around. It doesn’t always happen, but it does seem to be happening with astonishing frequency. And if you have bad credit? Let’s just say traditional lenders may be even more anxious about your loan.
Private lenders are a good alternative. Yes, they cost more than the average bank loan. But they do offer several advantages:
1) Speed. Private lenders who work with investment professionals, especially, are generally quite conscious about the fact that great deals are only available for so long. That’s why many lenders try very hard to ensure that you can get your cash as fast as possible so that you can start snapping up those investment properties. You can often land more properties with a private lender because fewer will slip away while you are waiting for your cash through various delays. Plus, while other investors are waiting for their traditional loans, you will have the money in hand to swoop up those gems.
2) Fewer limits. Private lenders often have access to impressive pools of cash, and unlike some nervous traditional lenders, they often have fewer limits about how much of that cash they are willing to lend. After all, private lenders have no bank shareholders peering over their shoulders questioning their every move. As a result, they do not have quite such firm rules about lending limits.
3) Eagerness. Private lenders get a great return for investing their money with you and this makes them quite eager to work with you. Your local bank will still be wealthy, even if they turn down your loan application and dozens more besides. A private lender, however, often relies on investors such as you for their money and they know it. That’s why they are not only willing but absolutely hungry to work with good investors.
4) Less hassle. A traditional loan involves a lot of checks, credit checks, employment verification, paper work, in-person meetings with loan officers, and more checks. That’s a lot of checking – and a lot of time spent on loans. With a private investor, you don’t always have to pass a credit check and you don’t have to jump through so many hoops. Private investors who work with investors know that those who invest in investment properties successfully don’t always have traditional employment or a squeaky clean credit. That’s not what these lenders are looking for.

Real Estate Investor Survey Winner’s Update
Hi everyone,
